4 Reasons Renters Get Evicted

​If only all renters abide by the law and adhere to the lease agreement, there’s no reason that they get evicted. Sooner or later, a landlord may be compelled to give an eviction notice to a renter for one reason or another that he cannot continue to live on the property. Listed below are four reasons why renters get evicted.
Illegal Use of Property
Tenants can be evicted if the property they are renting will be used illegally. The unit rented by a tenant is likely offered for residential use and not for business use. If the property is used by tenants to run a business, they are illegally using the property.

Once you’ve found out that the renter is illegally using the property, you can evict him for attempting to operate even if it’s a legitimate business as it’s a violation of the lease agreement. As this happens, you can serve the renter with a notice to evict as a result of illegal use of the property.

Health or Safety Violations
You can evict the renter if the property he is using has a known safety violation that needs to be addressed. Example of this violation is the use of hazardous paint inside the premises. When evicting a renter, you must give him three months notice before the date he’s going to vacate the property.

The Unit Is Being Taken Off the Market
If the property is taken off the market because of unavoidable circumstances, you can evict the current occupants. You must notify renters who are disabled and 62 years of age and older one year in advance and other tenants for at least 120 days in advance of leaving the property. 

Owner Move-In
If you, the owner of the house or apartment, plan to use the property, you can file an eviction notice to the current tenant. However, a tenant cannot be evicted if they are disabled and have rented the place for more than ten years. In another situation, you can only evict tenants with children until the end of the school year.
